From the day I left corporate America, up to yesterday, I have been told that you can no longer flip properties in SWFL. "Those days are gone", "it's not like it used to be", "you can't find good deals anymore", is all I have heard all year. Wrongo! I have flipped multiple properties and made more in 8 months then I did in my best years as a manger in corporate America.

I was told by a bank that they wouldn't fund me because I don't have a job. I used my own money and then found private funding.

Got another one under contract today!

Nothing is holding you back but YOU!

Here are another 2 examples of what you can do.

1. Purchase $42,000

Rehab $8,000

Sale $116,000

Cash on cash return 346%

2. Purchase $205,000

Rehab $42,000

Sale $293,000

@Patricio P. Absolutely right. I just got another home under contract - off the MLS - with a spread of $100k. No low ball deal, I offered full price.

Although, it was on the MLS it was not where most people look on the MLS. Understanding how to use the MLS was key in this one.
