My proposed solution is to counteroffer that the seller advises the tenant of a non renewal , deliver atleast that unit vacant and we push the inspection period , appraisal and closing back until afterwards .

My hesitation there is that I know summer is a great time for people to move so if they decide to not renew next year it could be easier to fill the spot in August rather than September.

Hello,Six weeks before renewal time, I told my tenants that I would help this year by not raising the rent because of covid.

It was originally a yearly lease but it’s from 2019 and renewed for one year in 20203.

I agree with @Scott M. claims now on something you can fix cheep will bite you on your next property or when you renew your policy. 

Our current thinking is that we put new tenants into Rentler and keep current tenants in Apartments.com until their lease renewal. 

However my reservation is that I'm also looking to eventually evict or not renew this tenants lease at the end of the year.

It’s been a fight to just tell him I can’t renew his lease. 

Do I just do a non-renewal letter for end of August or do I need a new 3 month lease?
