Cozy.co transition to Apartments.com - Anyone else having issues?

Hello,

Like many people here I use to use cozy.co until they transition to apartments.com. I had no issues up until the transition.
Now, late payment fees are not being automatically applied to accounts. No email notifications are coming through, along with some other minor issues.

Is anyone else experiencing these issues from the migration?

I was really happy with Cozy, but my account transitioned to apartments.com last month and I am very disappointed. When I log on and try to go to the “residents” (tenants) page, for example, it just “hangs”-I’ve been waiting since yesterday and I can’t access it. I started a new rental lease period  with existing tenants and now I can’t access their info to make some changes. I’m glad I found out about the 50 page apartments.com lease—I was about to use it! So I am looking for another platform-at the next renewal or with the next new tenant I will go with something else.

We're having a few minor issues that are accumulating for us: Addresses not rendering in Apartments.com exactly as they were in Cozy, not excited about Apartment.com's interface, slow customer service responsiveness.  We're looking at alternatives, with Rentler currently in the lead.  Our current thinking is that we put new tenants into Rentler and keep current tenants in Apartments.com until their lease renewal.  We reckon since we've not had a good transition experience with Apartments.com, we're fear our tenants may not have had one either, but we do not wish to switch them now making them go through another transition so soon.  We loved Cozy.

@Nathan G. Thank you. Marketing to our current tenants is something that is not be acceptable to me (It may be in their terms and conditions to use the free service). I think it's time for a change. Sooner it is better it would be. My Cozy account transition didn't happen. It was supposed to be on May 28th and was postponed indefinitely. Maybe they are working on issues instead of rushing this thru. Yes, I definitely need to make this a priority as well.

Zillow is pretty basic but works for what I use it for.  Tenants pay through there with no cost to you.  If they use ach it is free to them as well $10 for a debit card and a % if they want to use a credit card.  It takes about 5 business days to get your money which I think is about the same as cozy.  They don’t automatically add late fees but you can manually send them.  For leases they have base leases for certain states but you can also upload your own and have electric signing however I haven’t done it yet.  Some see this either good or bad but only 1 payment can be accepted so roommates can’t split but they also can’t slip in partial rents to slow eviction.  I also list through them and get most of my leads so most tenants are familiar and I also like the company being a household name.  They did my background checks as well but I think I’m switching to rentprep to get a more complete picture.

There was a long thread just yesterday with complaints. Things people used to do under Cozy are no longer possible with Apartments.com. One specific issue they mentioned is that the Apartments.com lease is 19 pages long and it can't be customized. So it has language in it regarding pools, elevators, shared parking, and other things that don't apply. one user said half the lease didn't apply to his rental. They also complained about duplicate listings, rentals not being marketed, Apartments.com was emailing marketing directly to tenants without permission, and more. It's probably worth searching for.

Do a search for "free property management software" and you'll find TenantCloud, Innago, RentTec, and many other options. It's worth researching to see if you can find something that works better for you.

@Nathan G. We have not experienced any issues with Cozy. Can you mention what issues are other users experiencing? You can PM me as well. (I know I need to move on from Cozy)

I have been searching for a new platform for a while and haven't found anything cost effective. Also thought about using Stripe to collect payments but I need an ability to pass the transaction costs to the tenant if a Credit Card was used to make the payment.  Do you know payment processor with that ability? (I eventually want to integrate everything with our CRM, it may be easier to do that now than later)

I don't use Cozy but I'm hearing a lot of problems from users and some of them are significant. This may be a good time to research other platforms and switch.
