I use a plumber for plumbing, electrician for electrical, but who is able to pull permits for window replacement?

I was wondering if anyone could recommend an investor friendly architect to help on a gut rehab project (design, plans, permitting etc) in Chicago?

With the planning and building dept's heads deep up their rectums plan for 4 years to get your permit.

If you don't plan to live in some part of the property at least a portion of the time, you have to get a non-owner occupied STR permit instead of an owner-occupied one.

There are no permits on the property so likely no previous testing or remediation.

Ideally, he/she can also help with the permit process. 

Verify if the structure was ever permitted by asking the Building Dept., which is usually right next to the Planning Dept.A shop like that would typically be allowed in a residential zone, but only as an incidental accessory use, not to be rented or used for business purposes.

@Vincenz DeCastro @Omar Khan One of the other issues in Austin is that the permitting here is way behind.

Because all he has to do is go down to the city and ask for a copy of the construction documents that were submitted for permit.
