Search Engine Optimization (SEO) is the key, and that will take a tremendous investment that likely will cost more than the reservations that you get.For an individual, self-managed property, you are pretty much wasting your time; the major channels are paying Google tens of $ millions per year to dominate the rankings. 

I was more wondering how people are able to finance 100% of the deal so I could potentially start doing more at once / be able to tackle larger projects.

@Nathan FrostThe advantage - some will do 90% and 100% construction but recognize your signing a personal guarantee and will be paying 10-12%+ for interestBenefits of a private lender are speed to close, creativity in cross collateralizing etcThere are a lot of people on BP that think oh private lending is less strict than banks and easier to get.

Seems like a huge waste to throw it all away.

i think that's 3 more than a lot of people make before they get frustrated and stop.so keep going.

People are running their entire house from solar and selling back the excess to the electric company. 

If the system is not user friendly, people will move to simpler softwares. 

I don't want to wait and waste time and want to relist it asap.

The issue with folks selling these loans without knowing how actual residential loans (where you DO have to be licensed and are heavily regulated) are getting people into trouble with simply wrong advice etc.
