@Joaquin Camarasa - there are no legal issues with respect to discounted rent in exchange for performing work activities the property, nor for including accommodations as part of a compensation package.  

I understand the issue with tenants receiving packages - that does sound annoying and I'm soon to run into the same problem..

Volunteered to help some real estate professionals I heard at a seminar (wanted to learn all I could), and used what I learned to do several large land flips on my own, locating the off-market properties and negotiating with seller; later packaging and marketing them and negotiating sales. 

I've even spoken to some MHP investors with incredibly generous re location packages for tenants. 

The current owner is going through divorce and needed to sell these 5 properties and I got a great deal on the package.  

I also tend to make sure I have the floor of the front porch fully covered for package deliveries to the property.If you're going to put in cameras in your home, I would still go with wired, but I would run the wires up to the attic or down in the basement, them pop them up and out of the wall I need them at for my monitoring station. 

On the BPL/ Private Lender side- Lenders will lock the loan a couple ways, and only when the Client agrees with a Signed Term sheet and provides documentation.1- Client sends in their documentation where the file is complete and loan package is received by the lender.

It's not about putting together another package and throwing it at him, guessing and hoping you hit the mark.

I could attempt to take the list of properties from Haines and run it through REISkip, but the cheapest package from Haines.com is $999 for the year, which is tough to validate given the lack of property owner information.So with all that said, can anyone recommend a website or a source or even a strategy that has worked for them to find multifamily properties, as well as the property owners name and phone number?
