@Rudy Estrada I am by no means an expert,  i think that there is no need to record it if both of you are on the deed, when filing taxes and taking the deductions then you can tag along your operating agreement stating the percent of ownership.

If you need that face to face time you can organize a skype call or spend a couple hundred dollars to fly out to where the property is.

Again you can buy a list on the internet and in some states where that is public record you can look it up at the courthouse3.
