Hello everyone, So I'm currently narrowing down my selection of properties that make the most financial sense.

Tenessee is a state, not a metro areas so you need to narrow that down a lot more.

Make sure you narrow down what is possible and what areas you willing to live in( at least temporarily).

I'm still working on finding my niche' but I have started to narrow it down to multi-family and single family rentals, even mobile homes have sparked some interest.

I am narrowing down the strategy and niche then will start to network and make the initial connections.

@Mike Dami look at job growth, population increasing/decreasing in the past 5/10 years, new supply/demand, absorption rates, historical vacancy rate, median income and compare it to the national average, look at the comps,Just a few to help you narrow down your conclusion.

Gotta narrow down the question just a wee bit though :-)
