So you have to tell us your personal situationFor example all of the people who have responded, if a downturn occurs they will still drive the same vehicle, live in the same house, kids will still go to college, still eat out on Saturday, etc   If they lose $20,000; $50,000;  $100,000; even $1mm it won’t impact their quality of life or financial trajectory.

Normally, when we perform the initial inspection noted above, after we have completed the inspection, we will ask questions of the Tenants, confirming the terms and conditions they are under; inquiring if there are any unresolved maintenance issues; confirming ownership of all appliances; confirming parking assignments and vehicle ownership/responsibility; confirming pets/no pets status; verifying number of occupants, etc.

In my opinion, I wouldn't enter a deal with CoC less than 15% with conventional financing (20% down), in a B area, as the work and risk would not be worth it versus other investment vehicles.
