A problem I have run into twice is that there is not proper pitch to the balcony which leads to water working its way towards the exterior cladding of the building where your units are.

Then the rent from the two additional units slightly decreases rent from the existing building portion to maybe 1600, but then I get 1500 for each of the two new units for a grand total from the completed building of about $4600/month against total costs of about 1600 per month (not including fix-its, but most of the building is new so this is minimal).

Don't know what @Mike Hepburn is pitching but it does not sound unreasonable for him to not want to work with a guy who doesn't want to "invest" even $300.If your not willing to invest $300 how serious are you?
