And the local landlords know the risk of booting out a section 8 tenant and having a vacancy over them not paying 50 to 75 bucks a month is simply not worth the risk of your property being vacant and having kids get into them or all your mechanical s stripped ..

Personally I'm very independent so I like being where the buck stops so to speak, not to mention that early in my career my broker withheld a commission, which I later got back in court but all but $1k of it was eaten up in attorney's fees, so that soured me on the whole broker thing.Another thing to consider is here in Hawaii, if you have personal rentals, your broker has to hold your deposits and receive rents, which I would never do having seven properties of my own.

As you have to get them locked up at a steep enough discount where there is enough room for you to make a few bucks and the investor.

@Mitchell Bell If there isn't holes/tears in the carpet, you could always get a carpet cleaning company to come in, and for a few hundred bucks give it a good cleaning, to get out any stains or odors from the carpet.
