PTAC systems are loud and limited on where you can install them.

AirBnB people call right away, even when you leave a manual, because they don't know how to work the toaster or the neighbors are loud.

You just need to realize not to chase good $ after bad and there are some throw always and that is what you should do with them, not spend thousands trying to get water from a rock.

Maybe offer him a small break in their rent.People just staying for a weekend are at some point going to be coming in late leaving early and possibly being loud at some point.Are your long term tenants pretty laid back?

So, people can look into the unit if the windows or blinds are open, also, you can hear cars parking(loud stereos), random homeless people walking by talking to themselves, the dumpster being rolled out and emptied M,W,F etc. basically all the little special joys of living in dense urban environment.
