As a landlord you have no legal right to prevent someone from entering your property that is/was a tenant.

You cannot sue him and force him to give it back, you have "unclean hands"  It prevents you from suing because you were committing a fraud and cannot ask the courts help to protect an illegal act.

I wanted to know if there were any strategies, even some op manuals anyone can offer to finding motivated sellers and also cash buyers so I can implement in addition to the things I already know.

My partner wants to get something more turn-key for our first investment, but I am more interested in something that needs a little more work, implement BRRRR, and use the cash out refi for our next investment (he wants to rely solely on our cash flow for subsequent investments).

You can be laser-focused on your goals, implement them and see the profits roll in. - Attend a session for an hour or two from a salesperson and be upsell.
