Wholesaling strategy for a newbie

Hello, I am new to REI! I wanted to know if there were any strategies, even some op manuals anyone can offer to finding motivated sellers and also cash buyers so I can implement in addition to the things I already know. Also, I am looking to invest in marketing, from experience would you start off with direct mailing in search of sellers or should I go with bandit signs first?

Hello, I am new to real estate investing and I am approaching from the wholesale angle as well to get a solid introduction and foundation. I'm learning too but a great low cost suggestion that has been said but worth repeating, is driving for dollars. In a good nearby market drive around and look for distressed properties, knock on doors if you're legally allowed (solicitation laws - same with bandit signs in some places). I would say a really good book that had a lot of little connecting pieces to check out would be The Real Estate Wholesale Bible. Check out the audiobook on YouTube and it will surely have a good nugget or two of information. If you find any neat strategies, reach out as well, I'm looking to learn as much as possible.
