Even if all documentation between the estate and wholesaler and wholesaler and your assignment (with proper licensing) were in order and specific performance exists as a remedy under the agreement of sale (that's a lot if if's!)

For example, if you know how to properly divide a property for a rent by the room model, like PadSplit or other platforms, that gives you the ability to see what a property can generate beyond the average agent or investor that isn't familiar with that strategy.

Your math is off, it's much more complicated then that, but the idea described by @Dave Foster can basically accomplish what you want.
