And they aren't making their rules for the convenience of real estate investors.Also keep in mind that with conventional financing there are rules about loan seasoning that prevent you from cash out refinancing a loan that is less than 6 months old.

Those 3 things would maybe be a great convenience for you now as a home owner, but I do not believe that it will add any to your rental income in the future.Example of Increasing Monthly Rent:Converting a garage to extra rooms/ extra sqft would potentially ad value to the amount you can charge for rent.

Once you understand what you are doing you can either choose to keep more of your profit or choose to hire a property manager and pay a management fee (convenience fee) to not deal with tenants.
