Identify the key activities that will produce the results you're looking for and make it a daily practice, even it's only an hour, of doing those activities daily.

The list of questions can go on for a bit.There are plenty of folks here on BP who are affluent in loans, lending and are actually practicing lenders.

Disregarding the fact that writing this information down is an excellent business practice, and just good common sense, are there any legal advantages to having things like this written down?

From what I understand, there was a lot of unscrupulous L/O practice occuirng in the valley (deep south Texas) and a lot of first generation immigrants were getting taken to the cleaners and loosing the shirts off their backs from predatory L/O operator practices.

If you have a 4-unit property for example, you will need more liability coverage than a single family property because you have more people coming and going and thus, more potential injuries that could occur.The best advice I can give, however, is to be diligent in your business practices and in maintaining your properties. 

A fairly common practice in MF is to refinance the entire mortgage after the value has appreciated due to some combination of NOI improvement and cap rate compression.  

And I'll be putting all my beans in the same basket, practically. 

I've focused on Expired Listings because being an agent (although not really practicing full-time) I would like the advantage of listing them maybe if all fails!

I took the agent practice test and passed by a lot (essentially was questions from my first year property course) so I plan on taking that test next week.  

The rent from a roommate plus the other half covers the mortgage payment, making my cost of living cheap, while I get to learn about the market, practice making improvements to the property, and get experience managing tenants.
