Calling Motivated Sellers RIGHT NOW! Second Attempt in 4YRS to get into it! Wish me luck!

Hi BP! Ive been trying to get into it for quite a while- reading a million and one books, blogs and everything in between to actually going to THAT $2000 course for a weekend. 

I'm determined to get my first deal under my belt (partly due to the fact that if I get one deal done I get my $2000 back)!  After sending out 80 yellow letters to Expireds, I received 11 calls over the last three days....not too shabby! 

I've focused on Expired Listings because being an agent (although not really practicing full-time) I would like the advantage of listing them maybe if all fails! But investing is where I want to be...eventually moving on into the big bucks with multifamily in the Northern Virginia area.  

BUTTT, now I have to actually call them! EEEKKK!
