I will tell you that wholesaling is "Not Easy" and it takes a lot of dedication & hard work to be successful at it, yet the wholesaling process in my opinion, is "relatively simple".

Hard money loans/ notes Which one would bring the most income a year if I wanted to put the hard work and dedication into it .I'm gonna sound probably like a lunatic , but after looking at business on bizzbuysell ( I know most of them are probably sugar-coated ) a million dollars could get a profitable business making at least 300k bet a year.

@Jason Measures I haven't though I also have not been able to dedicate as much time to searching for deals as I would like (CPA studying struggles).Honestly if I were you I may still want to speak with a hard money lender.
