I had told him months prior to hop on BP & other sources, and steal the lead gen / marketing ideas used by listing agents and wholesalers, with the difference being that he's 100x more credible because unlike everyone else he ACTUALLY already has a buyer in hand with valid proof of funds, legit preapproval, and the whole 9 yards -- that buyer of course being himself.

Here's a funny story, when I first got into rehabbing and flipping I put up a " We Buy Houses" ad on craigslist and a crooked contractor contacted me and gave me their business name and what they do.

The trick is to get it signed and now he can write whatever he wants in the scope of work .So these are the expensive "crooks" - with expensive "fraud" mechanisms .
