If you gamble - diversify.

This has been the primary reason why I have chosen not to invest into buying another one in the area. 

I didn't discover Bigger Pockets until after I purchased the property and am learning that I took a bigger gamble than I thought I was according to Brandon Turner and many others.

My wife and I will be managing the chosen property ourselves, we have a mortgage of $1,080 on our own primary residence. 

I’ve chosen the TTP/Cold-Calling route to begin acquiring some potential cash buyer’s and it’s actually began to work!

Also, if you need advice on which brokerage to go with, if you have not chosen one, also feel free to ask.  

I have It on a float but will probably lock It tomorrow as the lender said he was expecting about 60 days to close which would be the length of my rate lock.. trying to gamble the timing to not have to come outve pocket for an extension.

This can be tricky and a gamble. 

Some people say buy no matter what, but that doesn't sound like investment strategy, it sounds like gambling.
