Yeah, if you've been a good borrower for a year and the LTV drops.However, banks can sell the debt (read the assignment clause in your mortgage) to whoever has the money and wants to service it.In any case, it's worth a call emphasizing your good performance and increased value of the property.

Understandably, in the interim until you find and get the PM going, ask the PM if they can get their recommended contractor to perform the repairs in advance of you signing an agreement with the promise that if it goes well you will sign on.

My roofer has pitched me, I see a local realtor who never really sold much pitching deals now, doesn't even own her own home, and even had the bellman at a hotel pitch me, so lots of people who probably know less than we do about syndication, managing apartments, improving performance, etc are pitching deals.
