And my personal opinion is that the central part of the state will remain more attractive even though our hurricanes do still pass through because when those suckers hit the central spine they act more like regular bad weather in the North.

In my opinion, the seller had stopped taking care of the property and let the tenants live in bad conditions.

In descending order from good to bad financing...- If you have a bunch of other rental properties that are cashflow cows it might work just based on that, using conventional financing.- Stated income HELOCs are starting to come back, local to me, regional banks only.- There are also portfolio loans that'll just use appraised market rents to document income, no tax returns needed.- A commercial loan might be an option.- And, last but not least, there are of course hard money loans.

Things can be delayed but quality triple net deals are in short supply so he might lose out on what he finds if he has to wait to close on the sale of three separate properties.In reality, you are offering him a great opportunity if he truly wants to sell the properties and do a 1031 exchange for them all.

For the rehab, I like the idea of vinyl plank flooring, semi-gloss paint (because I've heard some people say it holds up better with tenants), new cabinets, counter-tops, appliances, popcorn ceiling removal, light fixtures, new water heater, fans, new windows. and something to put on the concrete that kills bad odors.What would you do?
