Like I said above, it's true that the rehabber has to work harder to generate cash (or automate their business), but, keep in mind that the cash that the rehabber has carries benefits that the landlord's property doesn't: - The cash is more liquid than the landlord's property; - The rehabber has control over their returns, as they can change investments, whereas the landlord's returns are dictated by the market; - There are no transaction costs to the rehabber moving their assets to another investment, whereas a landlord would incur 5-10% transaction costs every time they move their assets around (commissions, fees, closing costs, etc); - It should be clear that the rehabber can switch to the position of the landlord much more easily than the landlord can switch to the position of the rehabber, due to the liquidity of their assets.
