You definitely want a bigger property manager with experience with apartments because there are some different issues such as boilers, parking, fire safety.You should get a lower %age rate for them managing a lot of units in one location.

@Susan Perry   everyone has a personal opinion on debt.. and if you don't like debt don't go into debt.. especially as we age... and it depends on how much cash you have, I have to assume your not spending your last liquid cent on this place.. people that are much younger or starting out and want to build empires they need debt no two ways about it.I had two very wealthy partners last decade  1. old school ( owned a bunch of garbage companies and recycle centers.) and he had zero debt.. and it was funny listening to people try to rationalize why he should take on debt.2.

About how from the age of 10, his hunting and fishing was important to keeping his family fed.  

It's always fantastic to have a goal in mind at a young age and good to hear that you've chosen to do real estate.

I don't know your age but whatever the outcome, you will know more at the end of the interview than when you started the process and life will go on. 

I know the Tampa area has not had a direct hurricane in ages but ...I would fill the pool, Yes it is a nice amenity but for 24 units, the cost of upkeep and insurance is not practical.

Depending upon the age of the house, a basement may cause more maintenance issues than a house on a slab.Mitch
