(Interest/inflation rates have been unnaturally low for a long time, but this cannot last forever. )The biggest reason for this shortage of instant high cap rate properties is that it's the folks here on BP who have already snatched up the great fixer deals, then rehabbed them for resale to retail buyers, who are mostly people looking for a home, not rentals.

Your bank may want to see some "seasoning" before they'll loan on the property, and you'll have to find one you can buy with enough instant equity to pull out.I believe I saw a BP podcast on buying property with hard money - I'd check that out if you're not familiar with that topic.I am looking at properties today in Pasco county and there are some deal out here.

Because payment processing takes 2-5 business days with Cozy (depending on the method of payment), if you need the money instantly, I suggest you tell them to bring a Cashier's or certified check before you hand over the keys.

I sell investment properties, when I tell some folks that at a cocktail party or networking event, they instantly go toward how bad of business it is because tenants will tear the house up and if they do not pay, it takes forever to get them out.
