Hi @Kendelo Hollis

Firstly, well done for saving $25k at such a young age. You are ahead of the curve and have more cash than the majority of successful Biggerpockets investors had when they were your age.

I would search the podcasts and forums for "house hacking". Consider buying a 4 plex with an FHA or similar loan, live in one unit yourself and rent out the other three. Assuming you bought right, you could either sell or refinance after a year and repeat the process again. Once you´ve done that a couple of times, you should have enough cash, credit and track record to consider a wide variety of investment options.

You are fortunate to live in Tampa - this is a hot market and there are lots of affordable deals out there, particularly in northern suburbs like Port Richey, New Port Richey and Holiday. Get yourself to some local REIA events and pick the brains of a few old hands.

Good luck!
