The reasons as a) you can't inspect or insert any financing or inspection contingencies and have to use their basic sales contract b) online auctions are suspect and might not result in your getting the best deal since the bank always is allowed to bid up the price up until bid close, resulting in you bidding against computer-generated bids that artificially raise the price, when there is no real competition. c) auction fees on top of normal closing costs.

Our company is BOTH a turnkey provider and promoter.As Anton mentioned, if you're clear about the specific market you want to invest in, and you've vetted and done your due diligence on the providers, inspectors, lenders, that you want to work with, then it might make sense to work with the team you've "assembled".

There's no city to require inspections along the way, so your own third party inspector is good idea.If you don't want to mess with all this personally, get a GC with strong references.

If you run the lines on top of the drywall then it will be a much quicker job but some inspectors might frown on it
