If you invest in an area that is prone to vacancies during downturns due to the job market or renters moving out to buy homes, then you have to be prepared for longer vacancy periods and increase the factor in the analysis.Most areas don't have this issue.

There are those who are either too confident, ignorant of the product, or whathaveyou to wait until the property is priced correctly, telling the seller's, "Oh this must be the accepted market value", and thereby creating the climate we're approaching, where everything is overpriced due to poor buying practices.

If I have multiple people vying for this property, is it legal to increase the asking price for the rent the same way you would do with a sale?  

(If you aren't confident, I wouldn't invest with them.)  

Maybe include in the contract an increase at year 2?

One of the value-adds we want to do is add a washer dryer hook up in the units as we can get a nice rent increase for it. 

I would show the numbers to a potential lender so they are confident on their ROI
