Rates are all the same between them .. might get a better rate with a lot of deals done in the last 3 years or so.. but if you have that kind of experience you probably already have your go to lenders..

Some events are better for the content and others are better for networking.

I have intentionally built a healthy owner-tenant relationship over time, and I find that based on the mutual trust component, she cares for the property better than any other tenant I have had. 

I believe it is WAY better to pay someone who knows exactly what they are doing and let them do it.
