-The boiler breaks down and the building could freeze, costing me thousands (I've stayed up almost all night with a newer boiler that broke down with no parts available) .

They didn't, so I after 1hour 1/2 I called them again, and they said that the compressor broke down, so they were going to order the piece on Monday!!!!

So my question is, since she broke the terms of the lease due to smoking in a non-smoking contract can I keep the entire deposit since I am sure it will cost me more than the $550 deposit to clean up the smell?
