Neeed better marketing insight on my first deal BUILD TO SUIT

I was offered my first deal owner fiance. I'm broke so he gave me a BUILD TO SUIT, for my start up on a 1 1/4 acer lot on Camano Island Wa . Resort type island lots of vacation and retirement property's. I just dove in and posted. How do I need to approach this? I offered custom and custom spec DREAM HOME vacation home etc. I don't even have architect.
