so i have been working on building my marketing plan and I plan on hitting NYC area my family is in nyc and so am i right now and i guess you could call me an opportunist with lots of spare time so i want to use wholesaling techniques to snatch off market deals cutting out all the middle men involved and yea fixing and flipping them for now as i have a limited source of capital at the moment although eventually i will be holding multi families for rental income...My plan is to find a broker or agent willing to pay a monthly fee (equivelant to my advertising cost) in exchange for a steady stream of referrals for all the motivated sellers who call me but are not willing to work with me at my price or have a move in ready home and want to sell at market value which is clearly not what i am looking for....there are so many empty billboards in NYC but i will probably start out with a 3x12 Banners that i can have made for free at the moment and find willing commercial business owners in industrial areas with a high traffic count...

If you make a sale by deceitful tactics...that's 1 sale...maybe...but if you make a customer with practices of integrity, then you have repeat business, as well as (word of mouth) advertising. 

There are lots of threads about how to find deals...so some searching and looking around the site.In general though, these days, the best deals are off-market deals that are found through direct marketing, advertising, Internet marketing, cold calling, etc.

But isn't there an expectation that the data that is posted on the sales advertisement for the house is "reasonably accurate?"

My original plan was to use handwritten yellow letters asking advertising my flexibility in purchasing their house; I am looking to seller finance or use some sort of option to help homeowners get close to 'market value' for their homes if they are willing to compromise on the terms.

Or does Dustin mean search the forums and find funding posts where members 'advertise' their funding resources ?

If you are not already, cover all the bases by advertising the rental on as many websites or locations (flyer on grocery store wall) as reasonably possible.

The truth is newspaper classified advertising is dead.

I have some Bridgestone Ecopias on order, so we'll see if they improve the gas mileage as advertised.2.
