However, if the tenant is paying $1000/month as a monthly rent payment then advertising the gross rent of $1000 isn't technically wrong.I've ran into a lot of weird undisclosed stuff in leases like landlord supplied utilities and internet, incorrect rent amounts, landlord paid routine maintenance, etc.

As someone with a background in lending, I can't stress enough how critical this is if you truly want to maximize the number of homes in your portfolio. 

I agree with @Remington Lyman in that it might not be the best financial and technical decision to be licensed in multiple states since you will have to manage all of your licenses and pay the required fees of each state.

Like Bruce said, you get to run your business inside of theirs and can leave all of the technical details to someone else.
