If you don't do this correctly, the county can reassess the property, and depending on when your dad bought, it could add up to several thousand dollars more a year in property taxes because of Prop 13.

In your experience in this market, are you seeing a lot of non-permitted or substandard work being done on these investor over bought properties?

I don’t remember how long that tenant had been in the unit when I purchased it; I bought it in December of 2017. 

As a property manager I helped a new client with a portfolio he bought on default from a lender unfortunately 3 of properties were scheduled for demo already when he closed. 

Let me summarize what happened here:1 ) You have 3 member LLC.2) House is bought personally with one of the partners in the mortgage.

There is old company information stored somewhere in my profile -- that I can't find and change.

Amazing enough that I bought the PRO membership and I believe enough in the tools and network provided by BP that it will allow me to succeed in my pursuit of financial independence.And, I believe it has allowed me to see that I might be royally screwed on my rehab/flip property I am working on.

But, if I want to sell the property in 5 years and can't find a buyer, I may have to sell for $20K less than I bought it for.
