Bar is a solo building on the middle of C neighborhood with no other stores around. 

IF the seller stores or otherwise disposes of the items prior to closing then your piece is nice and tidy.

That stuff is available in the dollar stores as well.

I think if you have the funds and area to store materials, it may be worth stocking up on commonly used materials.

There are multiple guides on BP forums and book stores that will ease you into real estate investing.

I've noticed a lot of properties with Dollar Tree stores for sale. 

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

Also open to any consultative brokers who are very knowledgeable about neighborhood strip center values in Chicago suburbs who would want to act as a buyers broker to help us hone in on the correct comps for other area merchandise.
