Rentals next to bars
Anyone have experience w rentals very close to bars. My experience here is limited. This is a BRRR deal. So the idea of the BRRR getting trashed after all the (significant) work required is the hesitation. I undertstand tenant screening is important. Just not sure if rentals near bars are harder to fill or have higher vacancy rates (families don't want to be near them?) or get beat on more due to bar proximity or attract a harder clientele. I used to live near bars and knowing how I used to live, I would have never rented to me despite having excellent credit score, lack of criminal history, and good income.
Bar is a solo building on the middle of C neighborhood with no other stores around.
