Closing on Duplex of Previously Evicted Attorney - Stuff in Unit

I am under contract for a 4 and 2 unit where 1 unit was previously used by an Attorney who had to be evicted. He left a lot of stuff behind. I do not want this to be an issue after closing with the Attorney. I have asked that the Attorney's materials be removed before closing. Are there any other considerations or safeguards I can put in place so that I don't have any surprises after closing? Property is currently vacant.
