Instead of dealing with every applicant in that way look at the trend of rentals and focus on that group of people who want a quite place to live, fixed income, less stress etc...The age group of 55 and over on a fixed income with decent credit worked best for me.

She only knows the more you own the more you make. she has no interest in getting dirty aquiring new property because "it stresses her out" dealing with lawyers, accountants, contractors and the like. my questions are as follows........1.

Secured some OPM at 10% and then got to work on the light demo myself (ripping out carpet and trim and doors, awesome stress relief to some Zeppelin) Once it was a shell and got some bids from some great local contractors, my mind started turning.

Mgmt + repairs/cap exp to see if you were to rent the home out what kind of financial stress would it present or positive cash flow could it present as well.The nice part about buying in fixer or property below market if you can find it is that you will have built in equity or forced equity once you repair the property to marketable condition.
