Hello BP - I am completely new to the board and would like to see if anyone can take a moment and recommend a good insurance company for my first rental property purchase.

I saw a lot of great ideas and suggestions on this post here:https://www.biggerpockets.com/forums/12/topics/76118-100k-cash---what-would-you-doIt was a great post but it was over 6 years ago so I wanted to get some more current ideas and opinions.I'm not really concerned about long term wealth at the moment so investing in a couple SFHs or things like that aren't really what I was looking for. 

I did found 2 properties that were 5 units and had a lot of upside but they were in escrow. we are focusing on acquiring 2-4 units at the moment but also playing with the idea of buying land with development opportunity and build 4-5 units.

There's no built in equity at the moment of ownership.

Would like to learn more about this.Do you advise maybe introducing myself to a realtor with proof of funds, credit report, and criteria (no track record at the moment)?

My numbers in my spreadsheet look appropriate at the moment but that doesn't mean they are right. 

Now, that said, what to do in the immediate moment, let them know they will need to get the shots up-to-date and provide the proof.

Are any units in the complex available at the moment?

This is probably my largest source of contention at the moment as to whether Id be better off going off with a cheaper duplex with less units, a bit less opportunity, but less repairs vs the alternative.
