Refinancing a home has variables including your credit score, banks appraised value, and rates they can offer.

I have always paid my bills on time and so my credit score is not terrible (its currently around 690), but my mistakes have strapped me with a ton of negative debt.

However I have been, simultaneously, getting my credit score up.

The only things I have on my side are personal cash flow, credit score (800+), and DTI/lack of any debt aside from the mortgage.

You need to spend all of your time confirming funding based on your assets and credit score now so when you find deals you can bid freely.
