@Andrew Johnson funny you mentioned Detroit, because I'm playing with the idea of moving my target rental market from the DC area (which is highly saturated, and has already appreciated) to Baltimore City (which probably has more C and D class neighborhoods, but with the right property manager can cash flow).

From the numbers I've run here on BP, I would need to get the house about $15k-20K below asking price for it to fit my target numbers.

Take advantage of that.I'm not telling you to go after "bad" areas because they look good on paper, but it is the paper that should be dictating your target markets.
