The largest hassle I had was with turnover, tenants were good with allowing people to see unit they just were messy so it wasn't the most appealing unit they moved out, I ironically found new tenants right after a deep clean.

Yeah, I thought of doing that credit for the central air but with the exterior work, first, the house looks really terrible, no curb appeal at all.

My concern is this: being so rural and out of the way, is it worth messing around with trying to wholesale properties that are only going to appeal to a smaller pool of buyers?

While it seems appealing in other markets purchasing a property solely based off a higher cap rates, one thing often overlooked is appreciation in our NW region. 3% is our conservative start but some areas are seeing much higher.

If they sell houses to home owners for 300k or 9,000 in commission then a 50k house for 1,500 and very difficult to find quality does not seem appealing.

Buy and hold, I would go into flipping but I'm currently stationed in Kuwait and don't want to be an absent manager. plus the thought of flipping isn't really that appealing to me honestly.

Cleaned up exterior grounds, did exterior paint and re-blacked the parking area for curb appeal.
