Renting to college kids?
Thinking about buying a duplex with 7 bedrooms and 4 bathrooms in a small college town and rent to college students to get started in my real estate investing career. What advice would you give a beginner?

There is a good argument to be made to NOT have the parents co-sign. Parents can often be more hassle than the kids. If they are not on the lease you don’t have to talk to them. I’m an advocate of this approach
Our lease specifies we are allowed to do inspections twice a year.
