I was hoping you could assist me...

I am looking into purchasing a duplex and please let me know your thoughts if this duplex is a good purchase.

List price: $117,500

Current tenant occupied: Each side pays $750/mo

Year built: 1984

Located in a “C” neighborhood

Needs a new roof but owner is willing to replace

Total PITI: ~$700/mo on a 30 year fixed conventional loan

Not in a flood zone

Would plan to make the property more cosmetically appealing and raise rents to $800/mo as the current tenants are not so clean.
