I'm guessing from what you wrote, it is a heavy smoker and someone who wasn't a responsible pet owner as lots of people have cats and their house isn't covered in cat pee.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I'm not a landlord yet but the issue of pet owners picking up after their pets is a personal pet peeve of mine.

My number 1 applicant is a couple with caged rats as pets.

We want to be sure they are taking care of the property, no damage, no unauthorized pets/people, etc.

The simple prequalification weeds out a lot of people who would not otherwise qualify for the unit they want (income too low, too many pets, etc.)
