Hey all, I'm under contract for a legal 2 flat + illegal garden unit in Logan Square which we want to house hack and then maybe rent out whatever space can be rented out if we move out. 

She would need to move out of the property to be eligible to refi into a DSCR/hard money/private money what ever you want to call.  

If the system is not user friendly, people will move to simpler softwares.

Fast forward to today and I'm preparing to use Jeff (Blueprint) to fund a new build.

Here's the scenario -- we lived in our first home (3/1) for 15 years and during the pandemic cash-out refinanced at 2.7% 30-year fixed (have 28 years left), knowing we'd need to spend a lot to either rennovate or use as down payment if we moved.

Let this tenant "accidentally discharge" their firearm in someone else's property going forward. 

Interest rates around 6% but looking to move for work.
