Forgive me for asking, I’m sure this may be a sensitive topic but I’m sure this question is on a few people’s minds, but I recently heard about the Texas wildfire and was wondering if there could be any opportunity that comes with it.

Keep in mind though these folks have very large portfolios and are adding 2 to 5 props a month to them.

However, with careful planning and preparation, obtaining financing is still possible.Keep in mind that setting up an LLC for your rental property won't directly impact your loan eligibility, but the experience you gain demonstrates valuable skills for commercial real estate investment.

How long was the payback period if you don't mind me asking?

So what's right for one will be terrible for another and vice versa.I'm a conservative investor so do things very differently than someone with a different mind-set.

I think Eric Levenhagen in Mason City would be worth interviewing for the things you have in mind.

I am actively looking for the multi units like Duplex or Triplex. 

@Dominic Stephens for section 8 rentals your financing would be conventional not FHA. please keep that in mind.

My portfolio currently consists of LTRs and I am actively looking to expand it to include more SFH LTRs, and MTRs (potentially student housing). 

Gotta keep that stuff in mind when searching for cheap places to invest.
