First, I assume anyone considering this will be wealthy in retirement, ie. your tax rates will not be low at that time. 

Not too low either, you don't want to go with someone who is just focused on price as this is a quality of a not-so-great accountant.

This would make sense if there is room to add value.In general, the general move here would be do go for a house-hack with a low down payment or simply save up to invest in the next property.

If not, sadly, the allure of low rates and no points is taken off the borrower's table, but so are the licensed LO's that have little to no experience in DSCR.
