Hey @Nick Meland, as long as it's a good deal, finding $$ for it shouldn't be too tough. 

We start to see this in some of our top neighborhoods, where the best lots were sold in the 50s and people built small houses on them, but it's usually not easy to buy it cheap enough as long as they are habitable.

However, with inflation moving like it has been, In 5-10 years I'm sure this will be a good long term investment and cash flowing property as long as it is properly maintained.I think if I do another investment, I might try something out of state.

My advice is to keep that tenant as long as you can, and marginally bump the rent.

Better to have that windfall in my pocket as long as possible.
